Gaur Chrysalis is sold out and RERA-registered. Chrysalis 2.0 is neither. I read both brochures to map exactly what carries over.

This page puts the original Gaur Chrysalis (Phase 1) Final Brochure & Price List side by side with the Gaur Chrysalis 2.0 Ver 7 brochure (marketed as "Gaur Plume") and reconciles both against a live UP-RERA lookup done today. Every figure below is tagged: RERA-verified, developer-stated (brochure), founder-stated, or reported — so you can see exactly how confident each claim is.
No. Gaur Chrysalis (Phase 1) is RERA-registered under UPRERAPRJ622344/11/2025 and sold out as of July 2026 (founder-stated, portal-consistent). Gaur Chrysalis 2.0 — also sold under the codename Gaur Plume — is a separate, later phase at the same Sector 22D plot that remains pre-RERA and EOI-only. I confirmed this myself on UP-RERA today: the registered project's own title reads "GAUR CHRYSALIS (PHASE 1)" — not "2.0" — and no second registration exists yet for Chrysalis 2.0 or Gaur Plume.
What I actually did for this page
- I read the Phase-1 Gaur Chrysalis Final Brochure (50pp) and Price List, and the Chrysalis 2.0 Ver 7 brochure (51pp), page by page — the same two source documents our desk extracted fact-by-fact, cited to page number, before this page was written.
- I looked up UPRERAPRJ622344 on UP-RERA myself, today, 20 July 2026 — not a screenshot someone sent us, not a third-party portal's summary of it — the government registry directly.
- I searched separately for a "Chrysalis 2.0" or "Gaur Plume" registration to confirm none exists yet, rather than assuming it from silence.
- I pulled the shared-clubhouse clause straight out of Phase 1's own brochure and quoted it below, rather than paraphrasing what the two phases' facilities might have in common.
What I did not do: visit the site, measure anything myself, or speak to a Gaursons sales representative for this specific page. Where a fact rests only on the brochures, the portal record, or our founder's own statement, it's tagged as such below — nothing here is presented as a personal site inspection.
The registry snapshot — what came up when I searched the number myself
UP-RERA's own project-summary record for UPRERAPRJ622344/11/2025, as it read when I checked it on 20 July 2026:
| Field | As registered on UP-RERA |
|---|---|
| Registered project title | "GAUR CHRYSALIS (PHASE 1)" — the registry's own listing carries the phase label |
| Registration number | UPRERAPRJ622344/11/2025 |
| Registration date | 04-11-2025 |
| Promoter | Gaursons Promoters Private Limited |
| Registered address | Plot No. GH-12, Sector-22D, YEIDA, Gautam Buddh Nagar, U.P. 203209 |
| Proposed date of completion | 05-10-2030 (5 October 2030) |
| "Chrysalis 2.0" / "Gaur Plume" registration found? | No — no second listing exists under either name, as of this check |
RERA-verified — checked directly on up-rera.in, 20 July 2026. Two things worth noting: the completion date above corrects a figure sometimes reported elsewhere as "March 2030" — 5 October 2030 is what the portal itself shows, and it applies only to Phase 1. Tower count, unit count and configurations (below) are not fields the portal's summary view displays directly; those come from the developer's brochure and price list, corroborated across independent listing portals, and are tagged developer-stated / corroborated accordingly — not RERA-verified. Re-check the live record yourself at up-rera.in/projects before relying on any of this for a purchase decision — registry data can change.

Sources: Gaur Chrysalis Final Brochure (50pp) + Gaur Chrysalis Price List (price list W.E.F. 22 Dec 2025) for Phase 1; Gaur Chrysalis 2.0 Ver 7 brochure (51pp) + Gaur Plume Amenities brochure (75pp) for 2.0 — both read directly, page-cited in our source ledger. Tags: developer-stated (brochure) unless marked RERA-verified above. * = developer's own indicative caveat, both brochures.
Both brochures — written for two different phases, filed at two different times — independently state the same 11.8-acre land parcel and the same ~8-acre central-greens figure. That's not something either brochure calls out explicitly; it only shows up when you put the two documents next to each other. Combined with the shared-clubhouse clause below, the most defensible reading is that Phase 1 and Chrysalis 2.0 sit on one physical plot being registered and sold in two separate legal phases — not two unrelated developments that happen to share a postal address. That's an inference from the source documents, not a claim either brochure or the developer has made outright; treat it as our editorial read, not a confirmed developer statement.
Shared vs Phase-2-only: what the brochure itself admits
This is the part most listings skip, because it's buried in Phase 1's own specifications page, not in its headline copy. Quoted exactly as printed:
"All the above said Community Facilities will be shared between all towers including Phase 1 and future development (Phase 2) as these facilities will be ready with phase-2 completion."
— Gaur Chrysalis Final Brochure, Specifications page (developer-stated — brochure, quoted verbatim)
Read plainly, that sentence cuts both ways:
| If you already own in Phase 1 | If you're considering Chrysalis 2.0 |
|---|---|
| Your clubhouse access, per the brochure's own wording, is not fully ready until Phase 2 completes — not a Phase-1-only amenity set. | You would be buying into the same shared clubhouse Phase 1 owners were promised, not a second, separate one — the 2.0 brochure's 85,000 sq.ft clubhouse + 15,000 sq.ft terrace figures track closely with Phase 1's own ~75,000 sq.ft / 5-level description. |
| The 8-acre central greens are shared open space across both phases, not fenced per phase. | Greens access is likely already partially usable, since Phase 1 exists; the fuller 69-amenity, 3-zone programme (per the Ver 7 / Amenities brochures) is what completes with your own phase. |
Neither brochure states this sharing arrangement is a binding contractual right — it's the developer's stated construction and access sequencing, not a guarantee independent of the Agreement for Sale. Confirm the exact clubhouse-access clause for your unit in writing before relying on it.
Connectivity — confirmed vs still-upcoming
Because both phases sit on the same plot, the surrounding connectivity is identical for either — the difference is only in what's actually built today versus what the developer's own map marks as proposed. Condensed from the Ver 7 brochure's connectivity map (full breakdown on our connectivity page):
| Landmark / infrastructure | Status (per brochure) |
|---|---|
| Noida International Airport, Jewar (~15-16 km via Yamuna Expressway) | Confirmed operational — commercial flights since June 2026 |
| Eastern Peripheral Expressway (EPE) | Confirmed operational regional link |
| University belt — Sharda, Gautam Buddha, Galgotias, Amity, Noida International | Confirmed — already operating |
| Noida Metro Aqua Line Extension | Confirmed — approved |
| Metro stations, Sector 18 & Sector 21 (near the site) | Still upcoming — proposed only |
| Regional Rapid Transit System (RRTS), 72 km corridor | Still upcoming — proposed only |
| 74+ km Link Expressway (Ganga ↔ Yamuna Expressway) | Still upcoming — proposed only |
| Delhi–Varanasi High-Speed Rail Corridor | Still upcoming — planned only |
Status labels are exactly as stated in the developer's brochure (developer-stated — brochure), not independently surveyed by us. "Confirmed" here means built or operational per the brochure/public record, not that we personally verified it on-site. See the full connectivity map for every landmark and the airport's capacity figures.
Phase 1's payment schedule — a reference point, since 2.0 has none yet
Chrysalis 2.0 has no payment plan published anywhere — pre-RERA means no Agreement for Sale exists, so there's nothing to collect against a schedule. Phase 1's registered Construction Linked Plan (CLP), from its official price list, shows what a completed schedule for this address actually looks like:
| Milestone | % of BSP |
|---|---|
| On booking | 10% |
| Within 45 days of booking | 10% |
| Excavation start → basement completion (4 stages) | 5% each (20%) |
| Ground floor completion → top floor slab (11 slab-casting stages) | 5% each (55%) |
| Exterior plaster / primer completion | 5% |
| On offer of possession | 10% |
| Total | 100% |
Source: Gaur Chrysalis Price List, effective 22 December 2025 (developer-stated — price list). This is Phase 1's schedule, shown for reference only — it is not a commitment for Chrysalis 2.0, which will get its own payment plan only once its own RERA registration is granted.
My honest take
If I'm being direct about it: the two brochures read like the same masterplan told twice, five years apart, at two different stages of legal readiness. The land figure matching, the greens figure matching, and Phase 1's own clause about a shared clubhouse are three independent pieces of evidence pointing the same way — this is one site, phased. That's useful context, but it doesn't change the two facts that actually govern what you can do today: Phase 1 is registered and unavailable to new buyers; Chrysalis 2.0 is available to express interest in but carries no RERA protection yet, no fixed possession date, and no binding price until its own registration lands. Anyone telling you otherwise about either phase — a lower price "before it's not available," a possession date for 2.0, or that 622344 covers 2.0 — is saying something the two brochures and the registry itself don't support.

Frequently asked questions
Is Gaur Chrysalis 2.0 the same as Gaur Chrysalis?
No — and I checked this myself rather than taking anyone's word for it. Gaur Chrysalis (Phase 1) is RERA-registered under UPRERAPRJ622344/11/2025 and sold out as of July 2026. Gaur Chrysalis 2.0 (also marketed as Gaur Plume) is a separate, later phase at the same Sector 22D address that remains pre-RERA — EOI-only, no booking, no Agreement for Sale. When I looked up the number on UP-RERA myself, the registered project title reads "GAUR CHRYSALIS (PHASE 1)" — the registry itself makes the distinction.
Is Gaur Chrysalis really sold out?
Sold out as of July 2026, per our desk's own confirmation — not something I independently audited unit-by-unit, so treat it as founder-stated, consistent with what current public portal listings show. It remains RERA-registered under UPRERAPRJ622344/11/2025; being sold out and being registered are two separate facts, and Phase 1 is both.
Does Gaur Chrysalis 2.0 have its own RERA number?
Not yet, as of this check. Searching UP-RERA for "Chrysalis 2.0" or "Gaur Plume" returns no separate registration — only Phase 1's UPRERAPRJ622344/11/2025 exists on the portal. Our founder has confirmed the same directly: 622344 is the old Phase-1 number, and Chrysalis 2.0's own registration comes later. Until it's issued, this project stays EOI-only — no booking, no lock, no reservation.
How is Gaur Chrysalis 2.0 different from Phase 1?
Same address, different filing, different product on paper. Phase 1's own brochure: 7 towers, 952 units, 3 BHK ~1,910 sq.ft / 4 BHK ~2,495 sq.ft, flat BSP ₹11,000/sq.ft. Chrysalis 2.0's Ver 7 brochure: 8 towers, smaller themed 3 BHK ~1,600 sq.ft / 4 BHK ~2,000 sq.ft, pre-launch BSP ₹8,499/sq.ft rising to ₹12,000 at launch (both figures carry the developer's * indicative caveat). What both brochures independently repeat is the same 11.8-acre land figure and the same 8-acre central-greens figure — see the reconciliation table above for why that matters.
What is the Gaur Chrysalis 2.0 possession date?
Not stated anywhere yet — Chrysalis 2.0 is pre-RERA, and a RERA filing is what fixes a legal possession date. It has none. What I can tell you, because I checked it directly on UP-RERA today, is Phase 1's proposed date of completion: 5 October 2030, exactly as filed under UPRERAPRJ622344/11/2025. Don't let that date get assigned to Chrysalis 2.0 online — it belongs only to the registered, sold-out Phase 1.
Will Chrysalis 2.0 owners get the same clubhouse as Phase 1 owners?
Per Phase 1's own brochure, the community facilities are explicitly shared, not duplicated: "All the above said Community Facilities will be shared between all towers including Phase 1 and future development (Phase 2) as these facilities will be ready with phase-2 completion." Read plainly, that means Phase 1's clubhouse access depends on Phase 2 (Chrysalis 2.0) actually getting built — and a Chrysalis 2.0 buyer would be paying into the same shared clubhouse Phase 1 was promised. Neither brochure states this is a legally binding commitment; treat it as the developer's stated intent, not a guarantee.
How do I check the RERA number myself instead of trusting a website?
Go to up-rera.in directly, search "Gaur Chrysalis" or UPRERAPRJ622344, and pull up the record — the registered project title itself says "GAUR CHRYSALIS (PHASE 1)". Then search "Chrysalis 2.0" or "Gaur Plume" separately and confirm no second listing exists. That's the entire check; it takes about three minutes and needs no login. Full steps are in the How-to section above.
Are Gaur Chrysalis 2.0 and Gaur Plume the same project?
Yes — "Gaur Plume" is the developer's internal marketing codename for the same pre-RERA Phase 2 project that this page and gaursnewproject.com call "Gaur Chrysalis 2.0". Both names describe one project at Sector 22D; neither has a RERA number issued yet. For the dedicated Gaur Plume brand site, see gaursplume.com; for this project's full guide, see our project page.
